Forbes Land Owner's Association was formed in 1983 in a country setting that is inhabited almost exclusively by wildlife. The center of Forbes Lake of the Ozarks Park is located 19 miles from downtown Warsaw Missouri. Warsaw is 93 miles north of Springfield, 125 miles southeast of Kansas City, and 223 miles southwest of St. Louis.
Missouri's state capitol is located in Jefferson City, Missouri and is just 100 miles northeast of Park. The maximum altitude of the Park is 953 feet, with its heavily-forested slopes extending down to the Lake. The lowest altitude is 659 feet at the water’s edge.
Forbes Lake of the Ozarks Park is a private gated residential and recreational community located in the heart of Central Missouri; in Benton and Camden counties along Lake of the Ozarks between Truman Dam to the west, and, Bagnell Dam to the east. The Park has over 12,800 acres and spans five miles of shoreline property along the Lake; with four private Lakes dedicated to our landowners. The scenic beauty of the Park is enhanced by its natural wooded setting throughout that includes oak, walnut, hickory, elm, sycamore that brings with it the beauty of Missouri Wildlife all within a stunning lake setting and views. As a Land Owner in Forbes Lake of the Ozarks Park you automatically become a member of the Landowners Association (LOA). The LOA is a Not-for-Profit corporation, governed by a five person Board of Directors who are elected by the members of the Association. One of the Boards most important areas of concern is maintaining and repairing roads.
The Board also establishes rules covering all aspects of the Parks corporate and financial functions, appoints members of the Environmental Control Committee (ECC), and enforces all the provisions of the Declaration of Covenants, Conditions and Restrictions and the Articles of Incorporation and Bylaws.
Annual dues are assessed and used for improvements and maintenance of the roads, recreational areas and payment of Association property taxes, security and insurance. Dues are payable annually by each lot owner on or before October 1st.

Common Areas
Occasionally, certain maintenance activities require the use of work vehicles, for example snow fence construction, fence repair, and road maintenance.
We try to minimize these activities.
When walking on Common areas, use the "meadow walk" method, meaning to meander abreast of one another and not in a line,
thus minimizing long term damage to vegetation. The RV park has a nice walking trail along the creek.
Boats are, however, restricted to sail, oar, or electric motor. Fueled motors are prohibited at all times.
If you do fish and are lucky, please fill out the Fishing Report form that can be found at all the lakes.
This report provides invaluable information for maintaining the fish stock.

Camping
the Covenants limit any camping to a maximum stay of three weeks (21 days) then you must vacate
the park for 24 hours before another camping permit can be issued.
Hiking/Hunting/Fishing
The lakes are stocked on a regular basis. Several lakes have Minnow spawning houses installed.
Roads
General Information
This will allow time to evaluate your road and what repairs or improvements might be necessary to
allow the movement of large trucks and equipment.
Please do not allow contractors to bring in heavy trucks and supplies over muddy roads. Wait until the roads are dry.
Deep ruts are expensive to repair. During winter months, bring in heavy trucks only on frozen or dry roads.
You are responsible for any damage to the roads by your contractors.
Speed is a major contributor to washboard, especially bouncing pickup trucks.
Our association spends a large amount of money cutting washboard due to this abuse.
As mentioned under construction, don’t allow contractors to bring in heavy loads under wet road conditions. Be patient with the committee.
They are all volunteers with other things to do, just like you.
Maintenance
Roads are either white rock or grass. White rock roads are maintained on a regular basis.
Grass roads are regularly mowed.
Once a home is built on a grass road, the road is then covered with white rock.
Road improvement is part of a long-term plan.
Emergency repairs will be addressed on a case by basis.
Winter Access
Call the Chairman of the Roads Committee or his or her designate if the Chairman is not available.
You can try the Vice Chairman or any committee member if the Chairman cannot be contacted.
You must go through the roads committee listing process.
This covers Forbes Park Road and certain secondary roads based on winter usage.
No plowing will begin until six inches of snow has fallen and there is a significant break in the storm.

First and foremost, it is your responsibility to use good judgment in driving in the park during severe winter weather.
The association does not maintain a rescue service or capability. In an emergency, the road committee will make every effort to
assist a stranded motorist but no guarantees can be made that assistance will be available. You should be using a suitable four wheel drive,
high clearance vehicle that is in good mechanical condition. Also understand that under most storm conditions a road can be plowed and
almost immediately blown shut by high winds. Always check the latest weather forecasts and delay your visit if necessary.
Be prepared to stay for longer periods to allow the storm to pass and the roads to be cleared.
Have a winter driving emergency kit in your vehicle at all times during the winter.
